Step 1 — Understand what your home is worth Before anything else we look at the data — recent sales, current inventory, and where the market is heading. Pricing a home correctly from day one is the single most important decision in the selling process. Too high and it sits. Too low and you leave money on the table.

Step 2 — Prepare the home Not every improvement is worth making before you list. We'll talk through what actually moves the needle in the current market and what you can skip — so you're not spending money where it doesn't count.

Step 3 — Go to market Positioning, photography, and timing all affect how a listing performs. We'll make sure your home is presented in a way that attracts the right buyers and generates competitive interest from day one.

Step 4 — Evaluate offers strategically Price is only one part of an offer. Terms, contingencies, financing type, and closing timeline all affect what a buyer is actually bringing to the table. We'll evaluate every offer with the full picture in mind.

Step 5 — Negotiate and close From accepted offer to closing day there's still a lot that can go wrong. Inspections, appraisals, buyer financing issues — I stay on top of all of it so the deal doesn't fall apart in the home stretch.
