For higher-priced properties that go beyond conventional loan limits.

In most of Central Oregon, conventional loan limits sit around $806,500 in 2025. If you're purchasing above that threshold you're in jumbo territory — which means different guidelines and a slightly different process.

Jumbo loans aren't necessarily harder to get if you're financially strong, they just require a closer look at your overall picture.

What you generally need:

  • Credit score of 700 or higher — many lenders want 720+

  • Down payment of at least 10-20% depending on the loan size

  • Strong reserves — lenders want to see you have cash left over after closing

  • Lower debt-to-income ratios than conventional loans typically allow

Good fit for: Move-up buyers, buyers relocating with significant assets, or anyone purchasing in the higher end of the Bend market where prices routinely exceed conventional limits.

The jumbo market has more variability between lenders than any other product. Having a broker in your corner — rather than going directly to one bank — makes a real difference here.
